Renting in Warsaw or daily commuting? Calculate what pays off (Calculator)
Platforms bursting at the seams and dozens of trains running every day. The scale of the phenomenon is massive – according to reports by the Statistics Poland (GUS), commuting to work in Warsaw from other municipalities is declared by as many as 390,000 people. Furthermore, data from the Office of Rail Transport (UTK) confirms the gigantic passenger exchange at agglomeration stations. Why are young people still choosing to commute in 2026?
On paper: Savings of around 1,400 PLN
Looking at the hard data from rental market aggregators, the calculation seems simple. According to ZnajdźNajem price reports for Warsaw, the average cost of renting a two-room apartment is about 3,450 PLN. At the same time in Łódź, which remains a pricing oasis, you will pay an average of 2,100 PLN for two rooms. The difference in favor of Łódź is nearly 1,350-1,400 PLN per month.
Add to this the GUS announcements on wages. The average salary in the enterprise sector oscillates around 8,400 PLN gross, but it is the capital's office buildings that drive up rates for specialists. A tempting proposition: live the Łódź way, earn the Warsaw way.
Clash with reality: Costs and time
However, the saved amount melts away at the ticket window. A full-price monthly PKP Intercity ticket from Łódź (527 PLN) plus a Warsaw ZTM ticket for zone 1 (110 PLN) is a fixed expense of nearly 640 PLN (and when including the Łódź MPK – often over 700 PLN). The financial gain shrinks by half.
But the key factor is time. Commuting to the station, the train ride, and pushing through the capital to the office takes an average of 2 hours one way. This means 4 hours a day and over 80 hours in a working month spent traveling.
If your hourly net rate is 40 PLN, then you are "burning" the equivalent of over 3,200 PLN in time each month on public transport. Apparent savings disappear under the weight of exhaustion and a lack of time for development, rest, or meeting friends.
The solution: Transparency from day one
Hard data shows that daily, long-distance commuting is a trap. So what is stopping people from moving to the capital? Typically, it is not the rent itself, but the massive "start-up" costs: the deposit, the first month's fee upfront, and hidden commissions.
- Estimated initial cost: You know exactly how much you need to put on the table when signing the contract (with the deposit, other initial costs, without surprises).
- Fixed monthly costs: A clear amount that you will actually pay in the following months.
Instead of wasting dozens of hours in trains and guessing what you can afford, have full control over your budget from the very beginning.
