Chimney Sweep Inspection Report
A mandatory periodic inspection report from a certified chimney sweep confirming that a building's chimneys, flues, and ventilation ducts are in proper technical condition, required under the Construction Law for buildings with solid-fuel, liquid-fuel, or gas heating.
Сфера дії: Польща.
Визначення
Under Article 62 of the Construction Law (Prawo budowlane), buildings must undergo periodic technical inspections, and one of the recurring checks required — at least once a year for buildings with solid-fuel, liquid-fuel, or gas appliances — covers the technical condition of chimney flues, smoke ducts, and ventilation ducts. This inspection can only be carried out by a person holding chimney sweep master qualifications (mistrz kominiarski), and its outcome is documented in a chimney sweep inspection report (opinia kominiarska, sometimes called a protokół kominiarski).
The building owner or manager is responsible for commissioning the inspection and keeping the resulting report as part of the building's technical documentation (książka obiektu budowlanego). A negative finding — a blocked, damaged, or otherwise defective flue — must be addressed before the affected heating installation can continue to be used safely, and an unresolved defect can also complicate insurance claims after a fire.
Приклади
A housing community's manager schedules the annual chimney sweep inspection for a building heated by individual gas furnaces, as required to keep the building's technical documentation current.
A buyer of an older house with a solid-fuel stove asks the seller for the most recent chimney sweep report before closing, to confirm the flue isn't blocked or cracked.
An insurer investigating a house fire linked to a chimney malfunction asks for the owner's most recent chimney sweep inspection report as part of assessing the claim.
Як це впливає на купівлю та продаж
A buyer of a house or unit with any kind of combustion heating should ask for the current chimney sweep report the same way they'd ask about an energy performance certificate — it's a small, easily overlooked document that speaks directly to a safety risk. For sellers, having an up-to-date report on hand is a quick way to reassure a buyer that the heating system has been properly maintained.
