The baseline finishing condition in which Polish developers typically hand over new-build units — plastered walls, a floor screed, and installed windows and an entry door, but no flooring, paint, kitchen, or fixtures.

The developer finishing standard (standard deweloperski) is not a legally fixed specification but a market-recognized baseline: walls are plastered and ready for paint, floors have a leveled screed but no final flooring, windows and the entry door are installed, and basic electrical and plumbing points are roughed in — but the unit has no paint, flooring, kitchen units, bathroom fixtures, or interior doors. The buyer is expected to complete the finishing themselves or hire contractors after handover.
Because there is no single legal definition, the exact scope varies between developers and should be checked in the specific unit's technical specification (karta lokalu) attached to the reservation or preliminary agreement — some developers include a fitted kitchen or bathroom tiling as part of an enhanced standard, others do not.
This differs from a "turnkey" (pod klucz) handover, where the developer completes full finishing — flooring, paint, kitchen, bathroom fixtures — before the buyer moves in, typically at a higher price per square meter.
