Full ownership of an individual unit within a multi-unit building, combined with a proportional co-ownership share in the building's common parts and land — the strongest form of title a residential buyer can hold in Poland.

Separate ownership (odrębna własność lokalu) is established under the Act of 24 June 1994 on the Ownership of Premises. It requires a notarial deed establishing the separate unit and a corresponding entry in a dedicated land and mortgage register for that unit.
The owner holds two things simultaneously: full, individual ownership of the unit itself, and an undivided co-ownership share in the building's common parts and the underlying land, sized in proportion to the unit's usable floor area relative to the whole building. This share automatically makes the owner a member of the building's housing community.
Separate ownership is the strongest and most liquid form of residential title in Poland — unlike the cooperative ownership right, it always has its own land and mortgage register, and unlike perpetual usufruct, it is not time-limited.
