Usable Floor Area
The area of all rooms in a unit intended for living and household use, calculated according to a defined technical standard, forming the basis for price-per-square-meter comparisons in sales and rentals.

Poland's Act of 20 May 2021 on the Protection of Rights of Buyers of a Residential Unit or Single-Family House requires developers to state how usable floor area (powierzchnia użytkowa) was calculated, and in practice this is done under Polish Standard PN-ISO 9836:1997, which measures area at finished-floor level. That standard on its own does not include a reduction rule for sloped ceilings or attic spaces. The well-known height-based rule — 100% for a clear ceiling height of 190 cm or more, 50% between 140 and 190 cm, and 0% below 140 cm — actually originates from the older Polish Standard PN-70/B-02365 and from the Act on Local Taxes and Fees; in developer construction it is applied alongside PN-ISO 9836:1997 through the ministerial regulation governing the scope of a building design (projekt budowlany). Balconies, loggias, and terraces are, by the same practice, counted at 50% of their area.
Usable floor area is distinct from total floor area (which includes the thickness of external walls) and from building footprint (the ground-level area the building occupies). Only usable floor area is the standard basis for advertised price-per-square-meter figures.
Because older buildings and pre-2012 listings sometimes used different, less standardized measurement conventions, comparing price per square meter across listings only gives a like-for-like comparison when all of them state the area was measured under PN-ISO 9836:1997.

A rental listing states 45 m² of usable floor area, but since the balcony is counted at only 50%, the actual living space feels somewhat smaller than the headline number suggests.
A buyer compares two apartments at the same total price but different usable floor areas — only after recalculating the price per square meter does it become clear which one is actually cheaper.
A developer's information prospectus states that the unit's usable floor area was calculated in accordance with PN-ISO 9836:1997, as required by the developer protection act.

For tenants and buyers, comparing price per square meter across listings is only meaningful if every listing uses the same measurement standard — older buildings or older listings may use outdated methods that inflate the stated area. For landlords and agents, sourcing accurate documentation (from the notarial deed or a professional survey) for the usable floor area avoids disputes with a prospective buyer or tenant later.
