Demand for property driven primarily by the expectation of short-term price appreciation and resale profit, rather than by the intent to live in the property or hold it for rental income.

Speculative demand describes buyers purchasing property mainly because they expect its price to rise in the near term, intending to resell relatively quickly for a profit rather than to occupy or rent it out long-term. It is useful to distinguish speculative demand from two other kinds of demand that also drive a housing market: owner-occupier demand (buying to live in the property) and investment demand (buying to hold long-term and earn rental income, without a short resale horizon in mind).

A market where speculative demand makes up an unusually large share of transactions is often considered more fragile than one driven mainly by owner-occupiers or long-term investors, because speculative buyers are more likely to sell quickly if price expectations shift, which can amplify a downturn once one begins.

Speculative demand tends to rise during periods of rapid price growth, since fast appreciation is itself the incentive that attracts this kind of buyer — which is why a sharp increase in the share of speculative purchases is sometimes cited as an early warning sign discussed alongside a speculative housing bubble.
