Визначення

A virtual tour (wirtualny spacer) is created by capturing a series of panoramic or 360-degree photos (or, less commonly, video) of a property's rooms and stitching them together into an interactive experience — a viewer can look around each room, move between connected spaces, and often zoom in on details, all from a listing page rather than in person.

Virtual tours have become a common feature of real estate marketing because they let a prospective buyer or tenant screen out unsuitable properties remotely — particularly useful for out-of-town buyers, relocating tenants, or anyone trying to narrow down a shortlist before spending time on physical viewings. They complement, rather than replace, an in-person visit: elements like noise levels, natural light at different times of day, and the true condition of finishes are usually still best judged in person.

The technology and quality of virtual tours vary widely, from simple photo-based walkthroughs to fully immersive 3D scans compatible with VR headsets — the underlying goal in every case is to give a remote viewer a more complete, spatial sense of a property than static photos alone can provide.

Приклади

A buyer relocating from another city narrows down a shortlist of ten listings to three worth visiting in person, based on virtual tours viewed online.

A tenant compares the layout and flow of two apartments using their virtual tours before deciding which one to schedule a viewing for.

A seller commissions a professional 360-degree virtual tour of their property to make the online listing more engaging to prospective buyers.

Як це впливає на купівлю та продаж

A virtual tour is a useful screening tool for both buyers and sellers, but a serious buyer should still treat an in-person viewing as a necessary step before making an offer, since a virtual tour cannot fully substitute for experiencing a space firsthand. Sellers benefit from investing in a good-quality virtual tour, since it can reduce the number of low-intent in-person viewings by letting uninterested prospects self-select out earlier in the process.
