WIBOR (Reference Rate)

The Polish zloty interbank reference rate that, added to a bank's fixed margin, has historically made up the variable interest rate on most PLN mortgage loans.

Сфера дії: Польща.

Визначення

WIBOR (Warszawski Indeks Biorący Ofertowy, Warsaw Interbank Offered Rate) is a reference rate reflecting the interest rate at which panel banks are willing to lend to one another in Polish zloty for a given term — commonly 3 or 6 months for mortgage purposes, published as WIBOR 3M or WIBOR 6M. A variable-rate mortgage's interest rate is typically calculated as WIBOR for the relevant period plus the bank's fixed margin, so the installment changes whenever WIBOR is periodically reset, tracking the broader interest-rate environment set in large part by the National Bank of Poland's monetary policy.

Poland has an official, regulator-backed process underway to move the country's benchmark rate framework away from WIBOR toward an alternative reference rate, WIRON (Warszawski Indeks Rynku Overnight), following the same EU-driven push that replaced LIBOR internationally with rates based on actual transaction data rather than bank-submitted offers. The timeline for this transition has been adjusted and postponed more than once, so borrowers should check the current status directly with their bank or the National Working Group on benchmark reform rather than assume a fixed cutover date.

Existing mortgage agreements referencing WIBOR are expected to transition to the new benchmark under a legally defined replacement mechanism once the switch takes effect, rather than requiring borrowers to renegotiate their loans individually.

Приклади

A borrower's mortgage installment increases when WIBOR 3M resets to a higher value at the start of a new interest period, even though the bank's margin stays unchanged.

Two borrowers with mortgages at the same bank and the same margin see identical interest rates, since both loans are pegged to the same published WIBOR value for their reset period.

A borrower reviewing a new mortgage offer asks the bank how the loan agreement will handle the eventual transition away from WIBOR, since the loan's term extends well beyond the current benchmark reform timeline.

Як це впливає на купівлю та продаж

Because WIBOR resets periodically rather than staying fixed, borrowers on a variable-rate mortgage should budget for installments that can rise as well as fall over the life of the loan, independent of anything the bank does with its margin. Given the ongoing, still-evolving transition toward an alternative benchmark, borrowers signing a long-term mortgage today should ask their bank directly how a future benchmark change would be applied to their specific agreement.
