A
- Administrative Fee (Building Service Charge)A fee paid to a housing community or cooperative for the upkeep of a building's common areas and for property management — separate from the rent paid to the landlord.
- Agricultural Land Conversion (Exclusion from Agricultural Production)The administrative procedure that formally excludes land from agricultural or forest production so it can legally be used for construction — a separate step from, and usually a prerequisite to, obtaining a building permit on farmland.

- Bank MarginThe bank's own fixed profit component of a mortgage loan's interest rate, added on top of the variable reference rate and, unlike the reference rate, fixed for the life of the loan under the original agreement.
- Bridge InsuranceTemporary insurance a bank requires on a mortgage loan while the mortgage securing it is still being entered in the land and mortgage register, typically costing the borrower an extra margin surcharge until the entry is confirmed.
- Building Conditions Decision (WZ)An administrative decision setting the parameters a specific plot may be built to when no local zoning plan covers it — the alternative route to establishing what may legally be built, alongside the local zoning plan.
- Building PermitAn administrative decision issued under the Construction Law Act that authorizes construction of a building to begin, granted after the local authority reviews the design against zoning rules and technical regulations.
- Building PlotA plot of land that may legally be developed with a building, because it is either covered by a local zoning plan designating it for construction or, absent a plan, qualifies for an individual building-conditions decision.

- Chimney Sweep Inspection ReportA mandatory periodic inspection report from a certified chimney sweep confirming that a building's chimneys, flues, and ventilation ducts are in proper technical condition, required under the Construction Law for buildings with solid-fuel, liquid-fuel, or gas heating.
- Civil Law Transactions Tax (PCC)A 2% tax on the purchase price of real estate bought on the secondary market, calculated and collected by the notary at the signing of the notarial deed and paid directly to the tax office on the buyer's behalf.
- Claim for Transfer of OwnershipA buyer's contractual right to demand that a seller transfer ownership of a property, which — when made as a notarial deed — can be disclosed in Section III of the land and mortgage register to protect the buyer against the seller dealing with the property in the meantime.
- Co-ownershipA property right in which a single property belongs to more than one person at the same time, each holding an undivided fractional share of the whole rather than a physically separate part of it.
- Compulsory MortgageA mortgage entered against a property without the owner's consent, established by a creditor — such as the tax office, ZUS, or a court judgment creditor — holding an enforceable title, and recorded in Section IV of the land and mortgage register.
- Contractual MortgageA mortgage established by agreement between a property owner and a creditor — most commonly the bank granting a mortgage loan — and recorded in Section IV of the land and mortgage register to secure repayment.
- Cooperative Ownership Right to PremisesA limited property right to a unit within a housing cooperative's building stock — transferable, inheritable, and mortgageable — distinct from full ownership but stronger than the cooperative's non-transferable tenancy right.
- Cooperative Tenancy RightA non-ownership, non-transferable right to use a unit within a housing cooperative's building stock, tied to cooperative membership — distinct from the cooperative ownership right, which can be freely sold, gifted, mortgaged, or inherited.
- Court BailiffA public official authorized to enforce final court judgments in Poland — collecting debts, seizing assets, and carrying out evictions — appointed under the Act on Bailiffs and Enforcement.
- Credit Information Bureau (BIK)Poland's central credit-history database, checked by banks during a mortgage application to review an applicant's existing and past loan repayment record.
- CreditworthinessA bank's assessment of a borrower's ability to repay a requested loan, based on income, existing debt, household expenses, and credit history — the decisive factor in whether and how much a bank will lend.

- Developer Finishing StandardThe baseline finishing condition in which Polish developers typically hand over new-build units — plastered walls, a floor screed, and installed windows and an entry door, but no flooring, paint, kitchen, or fixtures.
- Division of InheritanceThe legal procedure — by court order or notarial agreement among all heirs — that divides an inherited property among multiple heirs, ending the co-ownership that otherwise arises automatically when several people inherit together.
- Down Payment (Own Contribution)The portion of a property's price a buyer funds from their own resources rather than through a mortgage loan — the mirror image of the loan-to-value ratio, and the practical minimum cash a buyer needs before making an offer.

- Early Repayment FeeA commission a bank may charge a borrower for repaying a mortgage loan ahead of the agreed schedule, tightly restricted by Polish law and, for variable-rate loans, only allowed for a limited period after the loan is granted.
- EasementA limited property right burdening one plot of land (or, in personal form, benefiting a specific person) for the benefit of another plot or person — most commonly a right of way, recorded in Section III of the land and mortgage register.
- Energy Performance CertificateA document stating a building's or unit's energy demand for its use, mandatory for every property sale and rental in Poland since 28 April 2023.
- EvictionThe court-ordered, bailiff-executed removal of a tenant or occupant from a property, generally requiring a final judgment and, for residential tenants outside an occasional lease, a simultaneous court ruling on their entitlement to social or replacement housing.

- Family Foundation (as a Real Estate Holding Vehicle)A legal entity introduced in Poland in 2023 that can hold a family's real estate and other assets on behalf of designated beneficiaries, used increasingly to plan succession and avoid fragmenting a property portfolio through inheritance.
- Fire and Other Perils InsuranceProperty insurance covering a building against fire, flood, and other sudden random events, required by banks on mortgaged properties and typically assigned to the bank as additional collateral alongside the mortgage.
- First-Home PCC ExemptionA full exemption from the 2% civil law transactions tax (PCC) for individuals buying their first residential property ever on the secondary market, introduced from 2023 to put first-time buyers of resale housing on more equal footing with buyers of new-build units.

- Handover Protocol (Move-In/Move-Out Protocol)A written record, signed by both landlord and tenant, describing the condition of a rental property and its meter readings at the moment of handover — the primary evidence used to resolve later disputes over security deposit deductions.
- Housing Affordability IndexA metric that relates average household income to average home prices or mortgage installments in a given market, used to gauge how accessible buying a home actually is for a typical household there.
- Housing Community (Condominium Association)The collective body of all owners of separately-owned units in a given building, arising automatically by operation of law and responsible for managing the shared property — the parts of the building and land not exclusive to any single owner.
- Housing CooperativeA membership-based legal entity, governed by the Act on Housing Cooperatives, that owns and manages residential buildings on behalf of its members — a fundamentally different governance model from a housing community, which arises automatically among a building's separate unit owners.
- Housing Tax Relief (Own Housing Needs Exemption)A PIT exemption on the capital gain from selling real estate within 5 years of acquiring it, available when the seller reinvests the proceeds in their own housing needs within a statutory 3-year period.

- Institutional LeaseA form of residential lease reserved for landlords conducting a rental business, offering an eviction path similar to the occasional lease's but without the requirement that the tenant name a fallback address.
- Institutionalization of the Rental MarketThe shift from individual, small-scale landlords toward large institutional investors — PRS (Private Rented Sector) funds — owning and operating residential rental portfolios at scale.

- Land and Mortgage RegisterA public register maintained by Polish district courts that records the legal status of a property — its owner, boundaries, and any mortgages, liens, or easements attached to it.
- Land Ownership CertificateAn old-style administrative document (akt własności ziemi) issued mainly in the 1970s–80s confirming a farmer's ownership of agricultural land, occasionally still the only title document for older rural plots instead of a full land and mortgage register entry.
- Land Registry ExtractAn official cadastral document — a certified extract from the land and buildings register — showing a plot's registered area, land classification, and boundaries; distinct from the land and mortgage register, which records legal ownership.
- Land Utility Infrastructure (Uzbrojenie Terenu)The presence of utility connections available at a plot of land — water supply, sewage, electricity, and often gas — a decisive factor in whether and how cheaply a plot can actually be built on.
- Lease Termination NoticeA unilateral declaration by the landlord or tenant ending a rental agreement, subject to statutory notice periods and — for residential leases — statutory grounds that limit when a landlord may terminate.
- Life Estate AgreementA contract in which an owner transfers property to another person in exchange for that person's lifetime obligation to provide the seller with housing, food, and care — a common arrangement for elderly owners without other means of support.
- Loan-to-Value Ratio (LTV)The ratio between a mortgage loan amount and the appraised or purchase value of a property, expressed as a percentage, used by banks to size the required down payment and assess lending risk.
- Local Zoning PlanA binding local law, adopted by a municipal council, that sets out permitted land use and building parameters — function, height, density, setback lines — for a specific area within a gmina.
- Low Down Payment InsuranceInsurance a bank requires when a borrower's own contribution falls below the bank's standard minimum, covering the bank's added risk on the portion of the loan-to-value ratio above the usual threshold.

- Mortgage LoanA long-term bank loan secured by a mortgage entered against real estate, most commonly used in Poland to finance the purchase, construction, or renovation of a home.
- Municipal Development StudyA non-binding, gmina-wide strategic planning document setting out long-term policy for land use and spatial development, which any local zoning plan the gmina later adopts must conform to.
- Municipal HousingResidential units owned and let by a municipality (gmina) from its own housing stock at below-market, regulated rent, typically allocated by a waiting list to residents meeting income and local-residency criteria set by the municipality.

- Occasional LeaseA special form of residential lease under Poland's Tenant Protection Act that requires the tenant's notarized statement submitting to enforcement, giving the landlord a simplified path to reclaiming the property.
- Occupancy PermitAn administrative decision confirming a completed building may legally be used, required before certain categories of buildings can be occupied under the Construction Law Act.

- Perpetual UsufructA right to use land owned by the State Treasury or a local government unit for a fixed term (typically 99 years) in exchange for an annual fee — since 2019, land built up for residential use has been converted by operation of law into full ownership.
- Perpetual Usufruct ConversionThe statutory transformation, effective 1 January 2019, that automatically converted perpetual usufruct of residentially-used land into full ownership for eligible owners, in exchange for an annual transformation fee payable to the municipality or State Treasury over a set number of years.
- Physical and Legal DefectsThe Civil Code's statutory warranty (rękojmia) obliging a seller to answer for defects in a sold property — physical defects that reduce its value or usability, and legal defects such as an undisclosed third-party right or ownership claim — regardless of whether the seller knew about them.
- Plot SubdivisionThe administrative and geodetic procedure of splitting one land plot into two or more separate plots, each receiving its own cadastral number and, once formalized, its own land and mortgage register entry.
- Preliminary AgreementA contract in which the parties commit to concluding a specified future agreement — most often a property sale — giving the buyer a legally enforceable claim to force the sale through if the seller later refuses.
- Primary Property MarketThe segment of the property market covering units sold directly by a developer for the first time, as opposed to units already previously owned and resold on the secondary market.
- Property FlippingAn investment strategy of buying a property — usually undervalued, distressed, or in need of renovation — with the intent to resell it quickly at a profit, as opposed to holding it long-term for rental income or appreciation.
- Property ManagerA licensed or contracted individual or firm hired by a housing community, cooperative, or individual owner to handle the day-to-day administration, maintenance, and financial management of a property.
- Property TaxAn annual local tax owed by every property owner, calculated in Poland mainly from the physical area of the land and buildings rather than their market value, at rates set each year by the local municipal council within statutory maximum limits.
- Property Valuation ReportA formal appraisal of a property's market value, prepared by a licensed property appraiser, most commonly required by a bank to confirm the value of collateral before granting a mortgage loan.
- PRS Fund Market ConcentrationThe phenomenon of institutional PRS (Private Rented Sector) funds acquiring a growing share of a city's rental housing stock, raising questions about their effect on rents and availability for individual buyers.

- Real Estate Agency CommissionThe fee a traditional real estate agency charges for intermediating a sale or rental transaction, typically calculated as a percentage of the sale price or of the agreed rent.
- Real Estate Bull and Bear MarketTerminology borrowed from financial markets describing a sustained period of rising property prices and demand (a bull market) versus a sustained period of falling prices and demand (a bear market).
- Real Estate Market CycleThe recurring pattern of expansion, peak, correction, and recovery that real estate markets tend to move through over time, driven by shifts in credit availability, interest rates, and the natural lag between rising demand and new supply.
- Real Estate ROIThe total return on a property investment, combining both the rental income it generates and any change in the property's market value over the holding period — broader than a rental-yield figure alone.
- Renovation FundA reserve fund built up from monthly contributions by all unit owners in a building, earmarked for major repairs and renovations of the shared property rather than day-to-day upkeep.
- Rent Indexation ClauseA lease provision allowing the rent to be periodically adjusted — most commonly to an official inflation index — without requiring the parties to renegotiate or sign a new agreement each time.
- Rental AgreementA contract under which a landlord agrees to give a tenant use of a thing — most often an apartment or room — for a fixed or indefinite period, in exchange for an agreed rent.
- Rental Income Tax (Lump-Sum / Ryczałt)The flat-rate income tax that individual landlords in Poland renting out property privately (outside a registered business) must pay on rental income, at a lower rate up to an annual revenue threshold and a higher rate above it.
- Replacement PremisesA substitute residential unit that a landlord must in certain statutory situations provide to a tenant — most commonly when a building requires a major renovation or demolition that forces the tenant to vacate — distinct from the narrower, poverty-tested social housing a municipality provides after an eviction.
- Reservation AgreementA short-term agreement, most often used with developers, under which a buyer pays a fee to take a specific unit off the market for a limited period while financing and paperwork are finalized.
- Residential EasementA personal easement giving a named individual a lifetime right to live in a property, most often reserved by a former owner as part of a life estate agreement or an inheritance settlement when ownership passes to someone else.
- Residential Registration (Zameldowanie)The administrative obligation to register one's place of stay — temporary or permanent — with the local municipal office, a record-keeping act distinct from any legal title to the property and granting no rights over it.
- Routine vs. Major RenovationThe practical distinction between day-to-day maintenance of a building's common areas, funded from the ongoing administrative fee, and large-scale capital works like a roof, facade, or elevator replacement, funded from the separately accumulated renovation fund.

- Sanitary Fixture InstallationThe construction-finishing trade term for installing sanitary fixtures — toilets, sinks, bathtubs or showers, and taps — one of the final steps before a unit is ready to move into.
- Secondary Property MarketThe segment of the property market covering units that already have a prior owner and are being resold, as opposed to new units sold directly by a developer.
- Security DepositA sum of money paid by the tenant to the landlord to secure claims arising from the lease — mainly unpaid rent and the cost of repairing damage — returned once the lease ends and the property has been settled.
- Separate Ownership of PremisesFull ownership of an individual unit within a multi-unit building, combined with a proportional co-ownership share in the building's common parts and land — the strongest form of title a residential buyer can hold in Poland.
- Shell Construction StageOne of two commonly used milestones in a self-build project — open shell (walls and roof structure, no windows or doors) or closed shell (windows, doors, and roof covering installed, weatherproof) — used to define contract stages and staged mortgage disbursement.
- Speculative DemandDemand for property driven primarily by the expectation of short-term price appreciation and resale profit, rather than by the intent to live in the property or hold it for rental income.
- Speculative Housing BubbleA period in which real estate prices rise well beyond what rents and local incomes would justify, driven largely by speculative buying and easy credit rather than genuine housing need, and which eventually ends in a price correction.
- Stamp Duty (Administrative Fee)A small, fixed administrative fee charged for specific official actions or documents, such as issuing a power of attorney used in a property transaction — a separate charge from the 2% civil law transactions tax on the sale itself.
- SubleaseAn arrangement in which a tenant, with the landlord's consent, rents out all or part of the leased property to a third party — the subtenant — while remaining bound by the original lease toward the landlord.

- Tenant Protection ActPoland's core statute governing residential leases — the Act of 21 June 2001 on the Protection of Tenants' Rights — which limits when a landlord may terminate a lease, restricts eviction, and establishes special lease forms like the occasional lease.
- Tenant-Caused DamageDamage to a rented unit beyond ordinary wear and tear from normal use, for which a tenant is legally liable — typically identified by comparing the move-in and move-out handover protocols and settled against the security deposit.
- Termination of Co-ownershipThe legal procedure — by agreement or, failing that, by court order — that ends shared ownership of a property, either by physically dividing it, awarding it to one co-owner who pays the others a settlement, or selling it and splitting the proceeds.
- Topographic Objects DatabaseA national geodetic reference database (BDOT10k) maintained under Polish surveying and cartography law, recording terrain features, land use, and infrastructure at a detailed scale — a useful cross-check when assessing a plot's real-world characteristics.
- Transmission EasementA distinct type of easement under Polish law benefiting a utility company that owns transmission infrastructure — power lines, gas pipelines, water or sewage mains, telecom cables — crossing or running under a plot of land.

- Usable Floor AreaThe area of all rooms in a unit intended for living and household use, calculated according to a defined technical standard, forming the basis for price-per-square-meter comparisons in sales and rentals.
- Utility SettlementThe process of calculating and charging a tenant for actual consumption of electricity, gas, water, and heating during a rental period, separate from rent and the administrative fee.

Z
- Zadatek (Forfeitable Down Payment)A sum paid by one party when a contract is signed that, under Polish law, is forfeited to the other side if the payer backs out without cause, or must be returned doubled if the recipient backs out — unlike an ordinary advance payment.
- Zaliczka (Refundable Advance Payment)A partial payment made toward the future price of a contract that, unlike a zadatek, carries no automatic forfeiture-or-double-return penalty — if the deal falls through, it is simply returned.
