BRRRR Strategy (Buy, Rehab, Rent, Refinance, Repeat)

This is the holy grail of investors worldwide. You buy a ruin (preferably first-hand for cash), do a major renovation, and rent it to a tenant. Then you go to the bank for a loan against the new, much higher value of the refreshed property (refinancing). This way you 'pull out' your initial capital and use it to buy another property. This model allows for infinite portfolio scaling, provided that at the purchase stage you cut intermediary commissions to zero.
