Foreign investment funds (PRS) on the Polish market

Big institutional capital from the West is entering the Polish market, often buying entire housing estates at the 'hole in the ground' stage. The PRS (Private Rented Sector) professionalizes the rental market, but at the same time reduces the pool of apartments available to the average citizen, which further drives up market prices. For the individual investor, this means very tough competition on the primary market. The answer is to shift attention to the secondary market and hunt for unique properties through direct negotiations with current owners.
